Scolton Country Cottages terms and conditions

  1. The hiring contract shall be between the hirer and the owner.
  2. Wherever possible booking should be made by telephone and confirmed within ten days, enclosing the deposit.  The balance to be paid two calendar months before the start of the holiday.  If the booking is made within two months of the holiday commencement date, the full rental will be required.
  3. Once a booking fee has been confirmed the hirer is responsible for the total advertised price of the property.
  4. It is also the hirer’s responsibility to pay for any breakages or damage that occurs during their holiday, also to leave the property in a clean and tidy condition.
  5. The hirers are required to permit the owner/agent reasonable access for any repairs necessary.
  6. The hirer agrees not to exceed the maximum number of persons allowed in the property, or to sub-let or share the property except with the persons nominated on the booking form.
  7. You may cancel or shorten a booking at any time by giving Scolton Country Cottages written notice. The full booking cost will still be payable but Scolton Country Cottages will try to re-sell the booking. Where successful we shall refund your payments less a handling fee and any discount given to promote the replacement booking. However where you cancel, shorten, or otherwise reduce in value your original booking and we cannot resell your booking at the full price owed, you are responsible for the balance between the newly cancelled or reduced price holiday and the original priced holiday. We strongly recommend that you take out insurance to cover yourself against cancellation.
  8. Any complaints should be made to the owner, or the owner’s caretaker, during the occupation of the property so that on the spot investigation can be carried out if necessary and remedial action taken if required.  It is impossible to investigate complaints thoroughly after the holiday.
  9. Once a booking has been accepted by the owner, the booking can only be altered by breaking the original booking and a cancellation administration charge of £20 will be required.
  10. VAT is included within the rent where applicable.  Any government alterations on VAT rates may cause a variation in prices.
  11. If the property should become unavailable on the date stated, all monies will be refunded in full.  The hirer shall have no further claim against the owner or agent.
  12. Properties must be vacated by 10.00 am on the morning of departure and are not available before 3 pm on the day of occupation.
  13. Pets are not allowed in the cottages.
